Cash For Houses Stoke is a group of property investors from Stoke-on-Trent, with over 30 years of combined experience in the local property industry. We buy houses across Stoke-on-Trent and Newcastle-under-Lyme with our own funds, and we have been doing it since 2016.

Everything below is who we are and how we work, in the same plain terms we would use at your kitchen table.

Who is behind Cash For Houses Stoke?

Local property investors — not a national brand with a Stoke-shaped landing page. Between us we have over 30 years in the local property industry, and we only buy in Stoke-on-Trent and Newcastle-under-Lyme. That limit is deliberate. It is the only honest way to know a street before you stand on it, and it is why we can put a sensible figure on a house that a buyer from two hundred miles away would either guess at or refuse.

The reason the business exists is simpler than it sounds. We became disillusioned with dealing with estate agents and set out to cut out the middle man. Dealing with sellers directly means we can agree a price both sides are happy with, without agents' fees coming out of it.

Are you actual buyers, or a middleman?

Buyers. We buy with our own funds, which is the difference that matters — there is no lender to satisfy and no third party who has to say yes after we have already said it.

It is worth knowing what to ask anyone in this trade, us included: do they buy with their own funds, do they charge any fee at any stage, and does the offer stand without an upfront valuation charge. A genuine buyer answers all three plainly. If the answers are vague, or the offer drops once a survey lands, you are talking to a middleman rather than a buyer.

We also do not sell your data or share it for marketing. Asking us for a figure does not put you on anyone's list.

How long have you been buying houses in Stoke-on-Trent?

Since 2016 — the first pages of this site went up in February of that year, and we have been buying here ever since. In practice that means Blurton, Bentilee, Smallthorne, Longton, Burslem, Tunstall, the ST5 side of Newcastle-under-Lyme, and the villages around all of them.

What kind of houses do you buy?

Any house in the ST postcodes, in any condition and for any reason — including the ones that are hardest to sell any other way. Most of what we do is houses a lender has refused, and the reasons for that here are local ones:

• Red ash floors — the sulphate-bearing fill under thousands of local 1940s–70s houses, and the single most common reason a Stoke-on-Trent sale collapses. We buy them suspected, confirmed, tested or untested.
• Concrete and other non-standard construction — where a mortgage valuer's opinion, rather than the house itself, is what has stopped the sale.
• BISF and steel-frame houses — restricted by most lenders, perfectly normal to us.
• Mining ground and subsidence history — a North Staffordshire coalfield problem we have been pricing for years.

How do you work?

You get a figure online in under a minute, built from recorded sales near your postcode and shown on screen before anyone contacts you. If you want to take it further, one short visit confirms it and we make a firm offer — normally within 48 hours of hearing from you. From acceptance, completion can follow in as little as a month.

There are no fees to us at any point in a sale, and we pay your legal fees up to £400. We have a 100% record of completing on agreed purchases: once you accept our confirmed offer, we do not pull out — no renegotiation on the doorstep, no quiet reduction after a survey.

Why sell to you instead of an estate agent?

Because you are buying speed and certainty, and paying for them out of the price. We pay close to market value rather than the full asking price — up to 95% of market value, depending on the property and its condition — and we would rather you knew that at the start than at the end. The online figure is an indication only; the final price is agreed at the visit, where you are entirely free to say no.

What you get for that difference is a sale with no viewings, no chain, no fall-through and no months of not knowing. What you give up is the top of the market. So the honest answer is this: if your house is in mortgageable condition and you can wait three to six months, an estate agent will probably achieve more, and we will tell you so at the visit rather than after it. If it is not, or you cannot, that is exactly what we are for.
